CITY OF LITTLE CANADA
RAMSEY COUNTY, MINNESOTA
Office et:
JOSEPH 0. CIiLESECK, Clerk
515 Little Canada Road
Little Canada, Minn. 55117
484-2177
TO: Joe
FROM: L. J. Nagovsky
DATE: July 9, 1985
RE: Kukk Body Shop
MA VOR
si 'Su oi Pahoy
COUNCIL
Bayefy SanIze
Bile Biesener
Pic: Colley°
Maps Nartlinl
I found, after researching the Kukk file, that he was granted a conditional
use permit for a motor vehicle repair service on July 9, 1969. (Copy of
minutes enclosed) This was prior to the new ordinance and would be grand -
fathered in as a non-conforming use.
Enclosed are the definitions for major and minor auto repair. Minor
repair does permit body work and painting.
Minor auto repair is a conditional use in the B -2 zone, (pg. 60 enclosed)
which is also recognized in the B -3 district. (pg. 64 enclosed)
The degree of work performed by Mr. Kukk is a hard thing to monitor. During
my inspections, I have not noticed any major body work or whole car painting.
This is not to say that it is not taking-place at times when I wasn't there.
To sum up, it appears as though Mr. Kukk has a legal. business at his lo-
cation.
Bud
bj
. 22
