PLANNING REPORT <br />northwest associated consultants, inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 9 September 1985 <br />RE: Rezoning (Strohbeen) <br />FILE N0: 758.09 - 85.31 <br />BACKGROUND <br />sEp 9 1955 <br />CITY OF <br />LITTLE CANADA <br />Mr. Norm Strohbeen of Norm's Tires, 465 Little Canada Road, has applied for a <br />rezoning of the eastern portion of his commercial site from R -1 to B -3. <br />Presently, the property exists as two separate parcels although they are <br />administratively combined for tax purposes. The western lot, on which his <br />building is located, is zoned B -3. <br />ANALYSIS <br />This rezoning request is viewed as an administrative matter. Were the parcels <br />combined in a lot consolidation; the location of the zoning district line could <br />be relocated by a boundary appeal under Section 904.030. of the Zoning Ordinance. <br />A recent case is the Poolside zoning district boundary appeal. <br />RECOMMENDATION <br />It is recommended that the rezoning be approved.
