Approval <br />Of The <br />Minutes <br />Goff <br />Development <br />MI'j(ITES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />February 13, 1996 <br />Pursuant to due call and notice thereof a regular meeting of the <br />Planning Commission of the City of Little Canada, Minnesota was <br />held on the 13th day of February, 1986 in the Council Chambers <br />of the City Center located at 515 Little Canada Road in said City. <br />Chairman Peter Costa called the meeting to order at 7 :30 P.M. and <br />the following members were present at roll call: <br />MEMBERS PRESENT: Peter Costa, Chairman <br />Mr. Bill Davison <br />Mr. Gene DeLonais <br />Mr. Thomas Perlinger <br />Mrs. Peggy Schweizer <br />Mrs. Sharon Timmons <br />MEMBERS ABSENT: Mr. Roy French <br />Mr. Art Herkenhoff <br />ALSO PRESENT: Mr. Steve Grittnan, Planner <br />Mrs. Kathleen Glanzer, Recording Secretary <br />Mr. Costa indicated that the minutes of the January 9, 1986 meeting <br />were approved as read. <br />Mr. Pat ;off appeared hefore the Commission regarding his development <br />on Arcade Street and County Road D. Goff reported that he has amended <br />his proposal and the new proposal calls for 6 single family lots along <br />Arcade Street and the remainder of the property being developed with <br />84 six -plex units. Goff pointed out that the original proposal called <br />for a total of 114 units and the new proposal is for 90 units. <br />Goff explained that if the property did not contain the MP highlines <br />nor the County ditch, it could be developed with 80 single family homes. <br />Therefore, R -1 development of the property allows 80 homes and Goff is <br />proposing 90 units. <br />The Planner suggested that hefore issues of design and landscaping are <br />addressed that the zoning issue be clarified. <br />Mr. DeLonais stated that he was in favor of the proposal with R -1 zoning <br />along Arcade and the remainder of the property being rezoned to R -2. <br />The Planner stated that if the R -2 is approved, the next step would he <br />for Mr. Goff to apply for a Conditional Use PUD to allow the clustering <br />of the units. <br />Mr. DeLonais asked the size of the single family lots. Goff replied that <br />the corner lot is proposed at 100 by 135 and the remaining 5 lots would <br />be 76 1/2 by 135. <br />Page -1- <br />
