PECK GENERAL MANAGER ;)nlication for a lot split and variance under Section 922.010(0)(2) of the Little Canada Zoning Code, hereinafter Code, is hereby made. The subject site is located along Labore Road and abuts property addressed as 2959 ia.bore Road, Little Canada. The subject site is currently '_zoned R -1 (Single Family Residential 'District). The proposed lot split would meet all of the requirements of Section 905.050 (Lot requirements and setbacks) except that. each of the lots would he approximately 2.5 feet short of the required 75 foot lot width requirement for an internal lot. (It is understood that this width is to be measured :from the property setback line). The lots would each have. an 80 foot frontage along Labore Road. However, because of the irregular shape of the subject site the width at the 30 foot setback line would be slightly under the required footage. Applicanthelieves that a lot width variance should be . granted because: (1). Such a variance would not adversely impact upon the surrounding neighborhood, as required by Section 922.010(0)(1). (2). The applicability of Section 922.010(0)(2)a through b which would allow for the granting of a variance when special conditions peculiar to the land, such as its shape, make strict adhearance to the Code overly burdensome. (3). The lot width requirement is designed to space buildings for health, safety and ascethi.c reasons. If no further variances, such as sidelot requirements, are requested,-these purposes are still accomplished. Any controls required could be exercised through limitations on building permits to be issued. The actual lot split would be made in accordance with the t C -1
