Little Canada Planning Commission, <br />Mayor and City Council <br />30 September 1981 <br />Page Two <br />Lot Size and Configuration <br />The proposed subdivision will result in two lots which both exceed the area <br />requirement of 10,000 square feet (west lot - 40,000 square feet, east lot - <br />20,000 square feet). However, the actual proposed line of division which <br />appears to follow an existing tree line is gerrymandered and therefore un- <br />desirable. The line should be realigned, possibly as shown on Exhibit C. <br />An agreement or easement to protect the trees can be developed, if desired. <br />Utilities <br />The City Engineer should insure that the site can be serviced with sewer and <br />water. <br />RECOMMENDATION <br />The proposed subdivision is recommended only if the access isssue is resolved <br />as outlined in the above analysis and the line of division be straightened. <br />The utilities should be subject to comment by the City Engineer. <br />cc: <br />Joe'Chlebeck <br />Don Carley <br />Clayton Parks <br />L.
