PLANNING REPORT <br />northwest 2ssociJted consultEnts, Inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 30 April 1986 <br />RE: Hazard Lot Split <br />FILE NO: 758.09 - 86.11 <br />HAY 5 1986 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Mr. Earl Hazard has applied for a lot split on his property along Arcade Street. <br />Exhibit A highlights the area location. Exhibit B shows the specific parcel in <br />question on a copy of the half - section map. <br />ANALYSIS <br />This property is zoned R -1, Single Family Residential. Minimum lot width is 75 <br />feet, with minimum lot area of 10,000 square feet. Both new lots will meet or <br />exceed these requirements. Lot A will be 75 feet in width with 11,880 square <br />feet of area. Lot B will be 129 feet in width, 20,433 square feet in area. Two <br />sheds located on the proposed lot line are to be moved. This should be made a <br />condition of approval.
