PLANNING REPORT <br />northwest Essoci2ted co <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 June 1986 <br />RE: Gardner Brothers Conditional Use Permits <br />FILE NO: 758.09 - 86.17 <br />s <br />Ira <br />nts, Inc. <br />BACKGROUND <br />Gardner Brothers Homes has applied for two conditional use permits in association <br />with their project on Centerville Road. The proposed use is an office - warehouse <br />facility, permitted in the I -P, Industrial Park District. The conditional use <br />permits are for (1) retail sales as an accessory use, and (2) outdoor storage. <br />Each conditional use will be evaluated separately, along with general site and <br />building plan review and comments. <br />ANALYSIS <br />The property is located near Centerville Road and County Road D, as shown on the <br />site location map, Exhibit A. The entire property consists of approximately seven <br />acres, although the eastern two - thirds is predominantly covered by the NSP power <br />line easement. Exhibit B shows a survey of the property. The existing house and <br />garage are to be removed. <br />Outdoor Storage C.U.P. <br />The I -P District allows outdoor storage as a conditional use, accessory only. The <br />following requirements must be complied with as a minimum: <br />1. Storage area, in combination with semi -truck or trailer parking as defined in <br />Section 918.040.B, does not exceed seventy -five (75) percent of the gross floor <br />area of the principal structure or twenty -five (25) percent of the lot area, <br />whichever is less. <br />2.
