The revised <br />plan shows five lots, as opposed to the previous three lot plat. Gervais Lake lies <br />across Edgerton from the subject property. Exhibit A shows the location of the site. <br />ANALYSIS <br />The property lies within the Shoreland Overlay District and is subject to those <br />regulations and development restrictions. Gervais Lake is classified General Develop- <br />ment (GD). The following lot requirements apply to lots in this district which do <br />not abut the shoreline. <br />Lot Area - 10,000 square feet <br />Lot Width - 75 feet <br />Setback from County Street - 50 feet <br />All lots exceed ordinance minimums, ranging in size from 11,270 square feet on Lot 5 <br />to 22,670 square feet on Lot 1. The north 70 feet of Lot 1 are covered with driveway <br />and sewer easements, leaving about 13,000 square feet of buildable area. <br />Access to the property west of the plat occurs over an easement to Sunrise Drive, <br />the cul -de -sac to the south. Topography precludes reasonable access to Edgerton <br />Street.
