PLANNING REPORT <br />northwest Essociated consultants, inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 4 March 1986 <br />RE: Frank Kath Subdivision Request <br />FILE NO: 758.09 - 86.05 <br />BACKGROUND <br />Mr. Kath has applied for a simple lot split of a parcel at the corner of <br />Demont and Morrison Streets known as Lot 1, Block 1, Roach Addition. This <br />addition was platted in 1985. <br />ANALYSIS <br />The proposed subdivision splits Lot 1 into two lots fronting on Demont. <br />Parcel A is 80 feet in width and contains 13,360 square feet. Parcel B is <br />75.15 feet in width and contains 12,550 square feet. <br />The property is zoned R -1. District regulations require 80 feet of width and <br />11,000 square feet for corner lots (Parcel A) and 75 feet of width and 10,000 <br />square feet for interior lots (Parcel B). Both proposed lots meet these <br />Ordinance criteria. <br />Setbacks for the new buildings must conform to the following general criteria: <br />• 30 feet for any yard facing a public right -of -way. <br />• 30 feet for rear yards. <br />• 10 feet for other side yards. <br />For the purposes of the Ordinance, the front yard is that yard with the narrowest <br />street frontage. On a corner lot, the house may be oriented toward the wider <br />frontage, however, the ordinance directed setbacks do not change the location <br />or size of the required yards. <br />14: <br />4820 minnetonka blvd., sin 700, minneapois, mn 55416 (617) 925 -9420 <br />
