PLANNING REPORT <br />northwest 2ssociEted consultEnts, inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 7 April 1986, <br />RE: Saxon Bowl Addition <br />FILE NO: 758.09 - 86.08 <br />APR R 1986 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Gus Young's, Inc., owner of Saxon Bowl has applied for a variance to permit the <br />expansion of the existing bowling facility from 24 to 32 lanes. The variance <br />would be for a side yard adjacent to a public street less than the required 40 <br />feet. <br />ANALYSIS <br />The bowling alley and its accessory bar /restaurant /kitchen uses are all permitted <br />activities in the B -3, General Business District. As such, no further applica- <br />tions are necessary. <br />The variance will allow the expansion of an existing, lawful non - conforming <br />structure. Under normal conditions, such an expansion of a commercial building <br />would not be permitted under the general provisions of the Ordinance. Section <br />903.010.8. reads: <br />"Any non - conforming structure or use existing upon the effective date <br />of this Ordinance shall not be enlarged, but may be continued at the size <br />and in the manner of operation existing upon such date except as here- <br />inafter specified or subsequently amended." <br />The existing setback is approximately 10 to 12 feet. The new addition will extend <br />the building along Market Place Drive, but will not decrease the setback.
