Little Canada Planning Commission <br />7 April 1986 <br />Page Three <br />SITE PLAN REVIEW <br />The site plan uses existing circulation patterns to a great extent. Parking is <br />calculated by individual uses. The plan's site data shows a total requirement <br />of 293 spaces, based on its listing of bar and kitchen sizes. No building <br />plans have been supplied. The site plan shows 294 parking spaces, one more than <br />required. The plan also shows a loading and service area of adequate dimensions. <br />One item which will need to be addressed is landscaping on the site. While no <br />screening is required, all areas, which are for neither building or circulation <br />must be landscaped in accordance with an approved landscape plan. This plan must <br />be presented and approved, together with the appropriate bond prior to building <br />permits being issued. <br />RECOMMENDATION <br />It is recommended that the setback variance be approved. This recommendation is <br />made based on the existing building preceded the street which requires the in- <br />creased setback, and that the expansion will not increase the non - conformity of <br />the existing setback. <br />It is suggested that approval of the variance be conditioned upon submission of <br />an acceptable landscaping plan and security in accordance with City ordinance. <br />cc: Joe Chlebeck <br />Thomas Sweeney <br />Don Carley <br />John Palacio <br />Jack Chesin <br />1`r <br />
