Little Canada Planning Commission
7 April 1986
Page Three
SITE PLAN REVIEW
The site plan uses existing circulation patterns to a great extent. Parking is
calculated by individual uses. The plan's site data shows a total requirement
of 293 spaces, based on its listing of bar and kitchen sizes. No building
plans have been supplied. The site plan shows 294 parking spaces, one more than
required. The plan also shows a loading and service area of adequate dimensions.
One item which will need to be addressed is landscaping on the site. While no
screening is required, all areas, which are for neither building or circulation
must be landscaped in accordance with an approved landscape plan. This plan must
be presented and approved, together with the appropriate bond prior to building
permits being issued.
RECOMMENDATION
It is recommended that the setback variance be approved. This recommendation is
made based on the existing building preceded the street which requires the in-
creased setback, and that the expansion will not increase the non - conformity of
the existing setback.
It is suggested that approval of the variance be conditioned upon submission of
an acceptable landscaping plan and security in accordance with City ordinance.
cc: Joe Chlebeck
Thomas Sweeney
Don Carley
John Palacio
Jack Chesin
1`r
