The plat is known as Aspen Grove. The plat consists of 38 single <br />family lots, in addition to a large outlot under the power company easement and <br />to the east of the county ditch. Prior requests to rezone the property have <br />been denied by the City. <br />ANALYSIS <br />All proposed lots conform to minimum lot widths and areas. A number of other issues <br />are mentioned here for discussion as they relate to the proposed plat. <br />• Side yard setbacks are 10 feet on both sides of the lot, rather than 5 feet <br />on the garage side, as noted on the plat. <br />• The developer should provide documentation that the curb cuts for the lots <br />(Block 1, Lots 2 -5) which front on County Road D will be approved by the <br />Ramsey County Department of Transportation. <br />• The proposed pond located on the NSP easement must be confirmed by both NSP <br />and the Ramsey - Washington Metro Watershed. <br />• The City may wish to require access to the outlot for residents of the plat <br />via a pedestrian easement. <br />G( <br />J minnetonka olvd., ste. 200, minneapolis, mn 55416 (612) 925 -9420 <br />
