Hanson <br />MEMORANDUM <br />TO Mayor Blesener & Members of the City Council <br />FROM: Jessica Jagoe, Code Enforcement Officer <br />DATE: March 22, 2013 <br />RE: Jeff Young — South Owasso Master Sign Plan <br />City staff received some additional sign information from Jeff Young as requested for the <br />Master Sign Plan review. The proposed signs are non - illuminated and comply with city <br />standards and the sign ordinance. <br />We did not receive additional information dealing with the four south facing signs that <br />had been requested. On the south elevation, the site plan shows two window signs (no <br />detail submitted), one awning sign (details attached), and one wall sign (details attached). <br />However, the narrative in the application indicates there would be a total of six (including <br />the awning sign) signs on the south elevation (staff has only received two of the six sign <br />renderings). (This was an issue raised in the Planner's Report and the applicant or <br />property owner should clarify the intended signage on the south elevation.) Staff is also <br />not sure if this is the window signage on the site plan or additional wall signage for the <br />current tenants that has just not been submitted. If these are "future tenant" signs, staff <br />would recommend putting a condition in the approval that states "future tenant" wall <br />signage must meet all applicable city standards and ordinances. Additionally, a revised <br />plan will be required prior to any sign permits being issued if the signage on the south <br />elevation is different than the current site plan. (Signage installed by NCS was installed <br />without a permit and this will need to be completed immediately upon approval.) <br />Lastly, the applicant indicated at the Planning Commission that they may consider a free- <br />standing sign at a later date. The City Planner indicated that if this was something they <br />wanted to do it should be included as part of the Master Sign Plan. If not, the addition of <br />a free - standing sign at a later date would require an amendment to the Master Sign Plan <br />and this process would need to be completed again. City staff did not receive any <br />additional details from the applicant or property owner to review regarding a free- <br />standing sign. <br />CC: Debace Properties <br />Jeff Young <br />
