Licht <br />DATE: 7 July 1986 <br />s <br />It8nts, inc. <br />RE: Little Canada - Larson Resubdivision <br />(Twin Lake Shores Plat) <br />FILE NO: 758.09 - 86.20 <br />BACKGROUND <br />Due to the position of the dwelling on Lot 2 along and partially over the lot line, <br />the applicants are requesting a resubdivision to add property to their lot to make <br />the side yard setback conforming. <br />CASE ANALYSIS <br />The property in question is R -1, plus shoreland recreational development zoned. As <br />such, 20,000 square foot lot miniums are required. From the information available, <br />it is not possible to calculate area. The general indication, however, is that both <br />lots are conforming and will continue to be so following resubdivision. As this land <br />was created prior to shoreland zoning, the lots are also considered acceptable. <br />Also unclear at this time is the width of the land to be added to Lot 2. At minimum, <br />11.7 feet are required to bring the existing dwelling into compliance. It is assumed <br />that this amount or more is being added. <br />Issues which require the City Engineer's attention are whether or not existing drainage <br />and utility easements exist and whether they are needed in the future. If lot drainage <br />and utility easements presently exist, they will have to go through a vacation process. <br />RECOMMENDATION <br />Our review indicates that the requested subdivision will not result in the establish- <br />ment of substandard parcels.
