PLANNING REPORT
TO:
FROM:
northwest 2ssociEted co
Little Canada Mayor and City Council
Little Canada Planning Commission,
David R. Licht
DATE: 7 July 1986
s
It8nts, inc.
RE: Little Canada - Larson Resubdivision
(Twin Lake Shores Plat)
FILE NO: 758.09 - 86.20
BACKGROUND
Due to the position of the dwelling on Lot 2 along and partially over the lot line,
the applicants are requesting a resubdivision to add property to their lot to make
the side yard setback conforming.
CASE ANALYSIS
The property in question is R -1, plus shoreland recreational development zoned. As
such, 20,000 square foot lot miniums are required. From the information available,
it is not possible to calculate area. The general indication, however, is that both
lots are conforming and will continue to be so following resubdivision. As this land
was created prior to shoreland zoning, the lots are also considered acceptable.
Also unclear at this time is the width of the land to be added to Lot 2. At minimum,
11.7 feet are required to bring the existing dwelling into compliance. It is assumed
that this amount or more is being added.
Issues which require the City Engineer's attention are whether or not existing drainage
and utility easements exist and whether they are needed in the future. If lot drainage
and utility easements presently exist, they will have to go through a vacation process.
RECOMMENDATION
Our review indicates that the requested subdivision will not result in the establish-
ment of substandard parcels. As a consequence, we recommend approval of the request.
This recommendation is, however, contingent upon:
39
4820 minneronka blvd., ste 200, minneapol (612) 925 -9420
