PLANNING REPORT <br />nortVwest Essociated consultants, Inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman cF <br />DATE: 6 October 1986 <br />RE: Gardner Brothers Storage Garage Variance <br />FILE NO: 758.09 - 86.32 <br />Gardner Brothers has applied for a variance to allow construction of a 960 <br />square foot storage garage on their property on Centerville Road. The property <br />is zoned I -P, Industrial Park District. As there is no utility service in the <br />area, they have not proceeded with their building project yet. However, they <br />are currently operating out of a former single family house. The Zoning Ordinance <br />permits accessory buildings to be no larger than 30 percent of the principal <br />building. In this case that would restrict the applicants to under 500 square <br />feet. <br />The main issue in this case is the time frame for which a nonconforming structure <br />would be allowed to exist. As the use is to be temporary, and if the City feels <br />the request should be accommodated, we would recommend the use of a development <br />contract under a planned unit development process.
