The <br />location of existing buildings will have to be <br />considered as well as the size of the North lot. <br />Lot 15, Block 1 (No. Lot) is 90' x 22)65' or <br />19948.5 Sq.Ft. deducting 11000 Sq.Ft. for the <br />East protion (corner lot) leaves only 8949.5 <br />Sq.Ft. for the new lot . <br />Our recommendation to remedy these conditions <br />is first, for the City to assume a portion of <br />the cost to bring the assessment in line with <br />actual benefits. <br />This recommendation is logical because the <br />connection of Allen Ave. is a benefit to the <br />entire area in accordance with the approved <br />street plan . <br />As to the size of the lots, we recommend that <br />the North 5 feet of Allen Ave. be vacated in <br />Belland Addition. <br />15 <br />
