PLANNING REPORT <br />northwest associEted consultEnts, Inc. <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman4 <br />DATE: 8 December 1986 <br />RE: Little Canada Day Care - PUD Amendment <br />FILE NO: 758.09 - 86.42 <br />BACKGROUND <br />DEC 9 1986 <br />CITY OF <br />UTEILE CANADA, <br />Mr. Thomas Krejci, operator of the Little Canada Day Care, has applied for an <br />amendment to the Planned Unit Development on his building to allow an expansion <br />of two rooms. Three years ago an amendment was granted to allow an expansion <br />which included a portion of the present proposal. However, due to increased <br />costs, only a portion of the 1983 plan was actually constructed. The current <br />proposal includes the remainder of that plan, together with an additional room <br />not previously proposed. <br />ANALYSIS <br />At this time, the applicant has not completed his revised site plans. The proposal <br />will increase occupancy of the structure to 117 persons. The existing parking supply <br />exceeds the ordinance requirement. The principal change on the site will be a re- <br />location of playground facilities. The addition will be located on the existing <br />playground area. This equipment will be moved to the area of the existing tennis <br />court. All setbacks will continue to be in conformance. <br />Open space and recreational facilities, as well as other operational details are <br />regulated by the State of Minnesota and Ramsey County.
