The site <br />is illustrated on Exhibit A in Ryan Industrial Park. Mr. Hardy indicates that his <br />principal use will be wholesaling of vehicles, but that retailing will also occur <br />on site. <br />ANALYSIS <br />The accessory use of retail sales is a conditional use in the I -1 District under <br />certain restrictions. The applicable provisions are listed below: <br />903.040 B. Open or outdoor service, sale and rental as a principal use <br />provided that: <br />1. Outside services, sales and equipment rental connected with the <br />principal use is limited to thirty (30) percent of the gross <br />floor area of the principal use. <br />2. Outside sales areas are fenced or screened from view of neigh- <br />boring residential uses or an abutting "R" District in compliance <br />with Section 903.020, G of this Ordinance. <br />3.
