In orange I have shown the Mitchell
property and in yellow I have shown the Capanaro property.
After walking through the Mitchell and Capanaro property, it
is my opinion that the 40 foot access road is feasible but it is
also my opinion that this is not necessarily the best location
for a street through this area. For instance a 60 foot wide
street through the middle of this property could provide a row
of lots with the rear yards facing the freeway (a noise generator)
and also a row of lots with walkouts and the rear yards facing
the lake.
I recommend that the owners prepare a topographic map and
a preliminary plat and submit it to the Planning Commission and
City Council for approval.
Yours truly,
MILNER W.
