The parcel in question is presently occupied <br />by a single family dwelling and detached garage. <br />The applicant is proposing to split the site into three parcels as described below: <br />Parcel A. Proposed Parcel A overlays the southern half of the site and would <br />contain the existing single family home and a detached garage. <br />Parcel B. Proposed Parcel B overlays the northern half of the site and would, at <br />some future point, accommodate a future single family dwelling. <br />Parcel C. Proposed Parcel C is a triangular- shaped remnant which is proposed to <br />be conveyed to the adjacent parcel to the west (107 Australian Avenue). <br />The subject site is zoned R -1, Single Family Residential. <br />ANALYSIS <br />Zoning. As noted, the subject site is zoned R -1, Single Family Residential. The <br />purpose of the "R -1 ", Single Family Residential District is to provide for low density <br />single family detached residential dwelling units and directly related, complementary <br />
