comment and recommendation by the City Engineer. <br />Also to be noted is that Parcel C which borders County Road C does not include <br />drainage and /or utility easements along the County Road or the east property line of the <br />lot to which it is to be conveyed. The need for such easements should also be subject <br />to comment and recommendation by the City Engineer. <br />Park Dedication. Recognizing that the creation of a new single family lot may impact <br />the City's park and trail system, Parcel B is subject to the City's park dedication <br />requirements. As a condition of subdivision approval, such dedication requirements <br />(cash contribution) must be satisfied. <br />RECOMMENDATION <br />The proposed lot split is consistent with the regulations of both the Zoning Ordinance <br />and the Subdivision Ordinance. Both lots exceed minimum R -1 District lot area and <br />width requirements and satisfy (or demonstrate an ability to satisfy) setback <br />requirements. <br />Of primary issue with the proposed lot split is the allowance of a new access along <br />County Road C. With the understanding that the County will allow such access, <br />Planning Staff recommends approval of the simple subdivision as proposed, subject to <br />the following conditions: <br />1. Driveway access to Parcel B from County Road C shall be allowed provided a <br />driveway turnaround area is constructed to eliminate vehicles backing onto the <br />County Road. <br />2. The City Engineer provide comment and recommendation in regard to proposed <br />drainage and utility easements. <br />3. Park dedication requirements of the City (applicable to Parcel B) shall be <br />satisfied. <br />4.
