In this case, the design permits an over -sized circle area for an open space, retains <br />much of the natural drainage pattern on the site, and permits wider lots which facilitates <br />saving trees by lessening the impacts of grading on the property. <br />Summary and Recommendation <br />Planning staff recommends approval of the final plat, subject to the following conditions: <br />1. The street extension over Outlot B should include notification of future street <br />construction in this area, to avoid neighborhood objections at the time of a <br />future development. <br />The Street extension should be accompanied by the resolution of the road <br />easement to avoid a future design that creates double or triple- frontage lots. <br />3. The development Contract shall specify the ownership and maintenance <br />details of the Outlots. <br />4. Every effort should be made to preserve as many trees as possible, and no <br />fewer than those shown on the plat exhibit Labeled "Tree Removal /Protection <br />Plan submitted as a part of the Preliminary Plat. <br />5.
