The developer has now resubmitted the preliminary <br />plat meeting the City's request for approximately half acre lots. <br />It should be noted that a question still exists in terms of the outlot on the west side <br />of the property. If it is to be used as an ingress /egress easement, it should be <br />designated as such. Leaving the ownership of such a parcel to an individual is viewed <br />as an invitation to future problems, especially with regard to maintenance. Also, <br />there h a potential for the land to be tax forfeited in the future. These questions <br />should be resolved by the City Attorney. <br />We have not seen an engineer's report regarding the issues presented in our original <br />report of 31 August 1978. Due to lack of this information, we recommend that <br />engineer review and comment be made a contingency for approval of the preliminary <br />plat. <br />In summary, our suggestion to the Planning Commission h to recommend approval of <br />the Gervais Shores 2nd Addition contingent upon review and comment by the City <br />Engineer and review of the outlot issue by the City Attorney. <br />
