Surrounding uses and zoning <br />include: <br />West - Little Canada Professional Building, currently under construction, <br />zoning B -2. <br />North - Vacant land, zoned B -2, owned by Pepi Industries. <br />East - Vacant land, also zoned B -2 and owned by Pepi Industries. <br />South - Vacant land across Little Canada Road, zoned B -2. <br />The applicant also requests at this time a variance to the 20 foot rear yard setback <br />requirement imposed by the Little Canada Zoning Ordinance. Due to various discrepancies <br />found on the site sketch plan submitted by the applicant, it was necessary to field check <br />measurements relative to this request (see attached sketch). <br />ISSUES AND ANALYSIS <br />The following sections of the Little Canada Zoning Ordinance pertain to variance <br />requests: <br />"910.040. VARIANCE. Where there are practical difficulties or unusual <br />hardships in the way of carrying out the strict letter of the provisions of this <br />Code, the Council shall have the power, in a specific case to permit a <br />variance from the provisions of this Code.
