The south <br />half of the tract is currently R -1, Single Family District. The applicant wishes to rezone <br />the north half of the R -1 property to 1 -1, and the south half to R -2, Two Family District. <br />Upon rezoning approval, Mr. Kroiss would then like to develop the 1 -1 property into an <br />approximately 20 acre industrial park and build two tiers of double bungalows as a <br />transitional zone between the proposed industrial use to the north and the existing single <br />family use to the south. Mr. Kroiss has submitted this proposal in the form of a preliminary <br />plat concept plan. <br />The surrounding uses and corresponding zoning are as follows: <br />• West, the Soo Line Railroad Tracks and Buck Blacktopping which is 1-1. <br />• North, three single family homes, the Mariana property which is 1 -1, the <br />Knack and Innot properties which are R-1. North of the site, across South <br />Owasso Boulevard is vacant, zoned 1-1. <br />• East, St. Paul Waterworks right-of-way. Southeast corner, single family <br />homes zoned R-1. <br />• South, single family homes zoned R-1. <br />Access to the proposed industrial use would be via a 1,065 foot "L" shaped street ending <br />in a cul -de -sac. Boss Road and Jackson Street are to be extended north and connected <br />by Beam Avenue to serve the proposed double bungalows. <br />10 <br />
