The original <br />proposal was returned with recommendations for changes in the circulation system <br />and parking configuration. <br />The revised site plan indicates that four additional parking spaces will be provided <br />over the amount (16) that was originally suggested. Twenty -six parking spaces <br />currently exist on the site. Based upon ordinance requirements, assuming 2,600 <br />square feet of retail space, 30 parking spaces are required at one space per 85 square <br />feet of retail area. Already recognized by the City is that the current standard is <br />quite stringent in that a variance was granted to permit the 26 spaces now existing. <br />On the revised site plan which is attached, use for employee parking has been provided <br />on the southeast corner of the property. While the design and use of this area is <br />questionable, it does resolve some parking problem. With this in mind, plus other <br />site improvements which are proposed, we would go along with the number of spaces <br />suggested. <br />The closing of the entrance off County Road C closest to Rice Street has eliminated <br />the circulation problems cited in the first proposal . No new problems have resulted <br />from a review of the new plan. <br />As a result of these revisions, there appears no physical reason not to approve the revised <br />proposal. A word of caution though is added, the height of the plantings noted on the <br />site plan along the County Road C and Rice Street corner should be limited so as not to <br />extend into the "sight- triangle" in accordance with Chapter 913.060 of the Municipal <br />Code. <br />Page -2- <br />
