HOLMES, D.D.S., P.A. <br />DENTIST <br />October 13, 1978 <br />City of Little Canada Planning Comm. <br />City of Little Canada City Council <br />515 East Little Canada Road <br />Little Canada, Minnesota 55117 <br />Gentlemen and Ladies: <br />I respectfully request that approval be given for the purpose of con- <br />structing a professional office building at 188 East Little Canada Road. <br />This building, to be constructed as a two - level, would be designed to <br />house both a dental clinic as well as other professional rental space. <br />1 propose to construct a new split -level entry brick and stucco build- <br />ing having 2,000 square feet of dental office on the upper level, and <br />1,400 square feet of rental space on the lower level. The building <br />would be constructed on a 150 x 180 foot piece of property zoned as <br />B -2 (general business). The house which is presently on this property <br />will be moved prior to the construction of this new building. A park- <br />ing area, situated entirely behind the building, will be large enough <br />to park 20 automobiles and facilitate commercial delivery vehicles. <br />The driveway for this lot will be directly from Little Canada Road. <br />Landscaping for the area will be esthetic as well as functional, <br />utilizing as many of the mature trees on the property as possible. <br />A well - maintained lawn is planned for the entire front part of the <br />lot as well as all areas which are not designed for parking. <br />It is anticipated the facility will house a work force of ten people <br />with normal operational hours from eight o'clock in the morning until <br />six o'clock in the evening, Monday through Friday. Traffic flow <br />should amount to about six vehicles per hour. <br />The required utilities of electricity, natural gas, water and sewer <br />are present at the site and would require only normal hooking up. <br />Though trash accumulation for such a facility is minimal, a trash <br />collector would be located in the rear of the building. <br />Because such a professional building would be an asset to the area, <br />and the City of Little Canada, I request that official approval and <br />permits be afforded in order that construction may be begun without <br />unnecessary delay. <br />Respectfully, <br />ii-1-4i 77 - ' 4 A i_ € et <br />Mark W.
