Our office was <br />requested to review the plans and submit a staff report evaluating the applicant's <br />proposal. A staff report was submitted on 31 October, 1978 which raised several <br />issues, most notably lack of parking spaces. In addition, Dr. Holmes asked that <br />a 10 foot variance be granted to the required 40 foot front yard setback distance <br />based upon the location of the adjacent commercial buildings to the west of the <br />site. <br />The applicant has now submitted revised plans which include more parking (see <br />attached plans). A variance to the front yard setback requirement is still <br />requested. <br />ISSUES AND ANALYSIS <br />Upon review of the applicant's revised site plan, the following issues are <br />raised. <br />1. Number of spaces required. The applicant has stated in a letter to the <br />City that "... because our estimated need is for 16 parking spaces (ten <br />employees and six patients), I suggest that a parking lot larger than 20 <br />automobile spaces is unneeded and would be detrimental to the esthetics <br />and 'green space' of the area. Therefore I request a variance to allow a <br />parking lot for 20 automobile spaces." <br />The revised site plan has shown spaces for 22 cars. Upon reviewing floor plans <br />far the proposed clinic, the structure contains approximately 3,387 square feet <br />of floor area. This is based on the total floor area - 4,000 square feet, minus <br />277 square feet for the vaulted ceiling space, minus 10 percent for mechanical <br />space. Dividing 3,387 square feet by the ordinance figure of 1 space for each <br />150 square feet results in a total of 23 required parking spaces. <br />r'fl <br />�,()cs <br />
