According <br />to the City of Little Canada code, one automobile parking space is required for <br />every 150 souare feet Gince 3400 souare feet will be <br />J utilized li Gd efl 1. �'': � � .A �'F <br />utilise in this building, the code would reculre an)roximately 23 spaces. How- <br />ever, because our estimated need is for 16 parking spaces ( ten employees and six <br />patients ), I suggest that a parking lot larger than 20 automobile spaces is <br />unneeded and would be detrimental to the esthetics and "green space" of the area, <br />Therefore, I request a variance to allow a parking lot for 20 automobile spaces. <br />The City code also establishes that a commercial building be set back 40 feet <br />from the front property line. However, since no building in that area is set back <br />that distance, and since the neighboring building to the 'jest nearly touches this <br />boundary line, I would consider it an economical liability and hardship to be set <br />so far behind existing buildings. Therefore, I request a variance to allow this <br />building to be constructed 30 feet from the front property line. <br />53033 <br />Eespectfully, <br />Nark W.
