Chlebeck, Clerk <br />r sP "r-v?-3/4-VP`il <br />`976 <br />CITY OF <br />LITTLE CANADA <br />Subject: Notice of Termination of Deferred Assessments <br />Property Identification Number: 53- 82500 - 010 -02 <br />Code 32 <br />Dear Mr. Chlebeck: <br />In reply to your letter of 8/26/76 regarding the above <br />referenced subject and referenced property, as owner of <br />this parcel, I wish to place before the City Council by <br />copy of this letter, some information relevant to this <br />matter. <br />This property is a corner lot with 100 foot frontage on <br />East Brooks Avenue and 220 foot frontage on Morrison Street, <br />and is presently vacant. It has one sewer and one water <br />stub -in located near the center of the 220 foot dimension. <br />As this property has not been divided into two parcels of <br />land, it should be subject to the same treatment as the <br />majority of single lots in this Roy Wilson Addition. That <br />is, interior lots of equal size are subject to one assessment <br />each for sewer and water per dwelling unit. This same <br />assessment should likewise govern this corner lot. <br />It must be remembered that prior to the installation of sewer <br />lines, the building code required dwelling lots of one -half <br />acre in size, not the 10,000 square feet size as is presently <br />allowed. We must therefore question any judgement which <br />would create added financial burden due to this up -dated <br />code change. By termination of the existing deferment, this <br />land would be financially penalized in comparison to other.' <br />single lots, as long as it remains one parcel. <br />I therefore respectfully request the City Council of Little <br />Canada to pass a resolution canceling the referenced Notice <br />of Termination and the existing deferment, and make provisions <br />for an assessment re- evaluation upon any future subdividing <br />of this parcel. <br />Yours truly, <br />Joseph A.
