September 8, 1976
Mayor Donald J. Valente and
City Council Members
City of little Canada
515 E. Little Canada Road
little Canada, MN 55117
Gentlemen:
I hope it is not tee late for you to consider this criticism of
the proposed plat by Mr. Arrigoni for the N.W. corner of Arcade
Street and County Road B -2.
In my opinion, the entrance and exit from B -2 is too close to
Arcade Street. There is a hump in B-2 at approximately the
location of the proposed street. There are "Blind Approach"
signs at the location. Some years ago( when I was Clerk of
New Canada toweehip, I believe) the County Surveyor's Dept.
was considering lowering this heap for better visibility.
Before final approval of the plat it eight be advisable to
check with the County to see if the proposed intersection
meets with their approval; also, to find out whether or not
they may still wish to lower this hump.
On week -ends the past two months cars with boat trailers attached
have parked on both sides of B -2 at this point after launching
their beats in Keller lake lagoon. "No Parking" signs should be
considered for at least one side of B -2.
Finally, while I personally feel there are too many lots in the
plat, I agree with Mr. Arrigoni that fewer lots would mean the
increase in price of each and lessen their salabil.ity;'t ®seers
on the south side of B -2 paid rather substantial prices for our
lots 30 -35 years ago for lots 1/2 acre to one acre in size.
Thank you for considering this criticism of the plat.
Yours -v cerely,
S.
