Brausen stated that he <br />realizes that Gordie Howe does not like some of the alternative plans, and <br />noted that he redrew some of the initial alternatives and came up with the <br />bulb plan which results in an extra lot for Gordie Howe. Brausen stated <br />that his family is ready to proceed with the development of their property <br />under the bulb plan right now. <br />Dave Brausen reviewed the bulb plan in detail, showing that three of the <br />proposed lots are entirely on the Brausen property. Under this plan Acosta <br />and Boog would not be required to develop until they are ready to do so. <br />Brausen showed on either of these property owners (Acosta and Boog) <br />had the option to develop one lot without the cooperation of the other. <br />Brausen again stated that his family is ready to proceed under the bulb <br />plan now and would be willing to absorb the cost of the cul -de -sac. He <br />indicated that rather than the 15 lots proposed in the Pinetree Pond Final <br />Plat, the City would end up with 19 lots. Brausen asked how this bulb <br />plan can be so devastating when it resolves so many problems. <br />Dave Brausen questioned the City's position that it cannot tell Gordie <br />Howe how to develop his land. Brausen stated that he researched this <br />issue and has found that it is the City's right to direct road placement. <br />Brausen indicated that the City owns 50% of the cul -de -sac area proposed <br />in the Pinetree Pond Final Plat and pointed out that this is the area that <br />would be changed under the bulb plan. Brausen stated that the bulb plan <br />is better for the City and the three property owners to the northeast. He <br />noted that it has not been possible to reach a compromise with Gordie <br />Howe. Brausen questioned whether any other developer in the City would <br />be given that much liberty. <br />Dave Brausen then reviewed both his "easement" plan and "H" plan. <br />Brausen stated that the City has said these plans are off -the -table because <br />they further complicate the development of the area. Brausen stated that <br />he would like an explanation as to why the bulb plan is so wrong. He <br />indicated that it resolves a number of issues and results in additional tax <br />revenue for the City. Brausen did not feel that it should be dismissed <br />because Gordie Howe doesn't like it, <br />Duray asked how many lots would come from the northeast properties <br />under the bulb plan. Brausen indicated the potential for 6 lots and <br />possibly 7 if the back portion of one of the Westwind properties were <br />included. He also noted that Gordie Howe would end up with one <br />additional lot. Brausen noted that the "H" plan would result in a total of <br />about 28 lots. Brausen again stated that he did not know why the bulb <br />plan was not being given due consideration. <br />- 7 - <br />9 <br />
