Little CAnada Rd. <br />Little Canada , Mn. <br />Subjects Request variance of building set back of Lots <br />6- 7- 8 -9 -10- of Gervais Ridge Addition. <br />As I am in the process of developing the property <br />known as Gervais Ridge and have a problem with the lots <br />on the west side of Sunrise Drive. <br />There is an extreme drop in elevation all along the <br />Mst side of Sunrise Drive. We have filled and leveled <br />this property out a distance of 55'to 6o' from the property <br />line, however then we have a straight drop of from 15'to20' <br />below top of curb. <br />I realize these homes have to be designed specialfor <br />these lots, however I am concerned about building this <br />close to the edge of the bank. I question if it would <br />be stable enough to support a home, because of erosion, etc. <br />Therefore, I am requesting a variance of the 30'front <br />setback line and change it to 25'setback to give us more <br />building room and more stable soil conditions. <br />I also feel it would cause much less problems for the <br />new home owner as well as my 'self. <br />Thank You for YOur Considerations <br />laine Edmundson <br />09 <br />
