The information submitted consists <br />of a rough pencil sketch of the proposed site plan. <br />The property is located on the north side of County Road B -2 approximately midway <br />between Rice Street and the Soo Line Railroad Tracks (see Site Location Map attached). <br />The site is currently zoned 1 -1, Light Industrial as is the property to the east. Land <br />west and north k token up by State Trunk Highway 36. <br />The information submitted thus For is not considered adequate for us to prepare an <br />accurate evaluation of the request. However, in briefly reviewing the site sketch, <br />certain basic issues have been raised. <br />ISSUES AND ANALYSIS <br />1. Site Topography. The property in question is characterized by relatively severe <br />topography. As such, the applicant has indicated that a considerable amount <br />of grading and filling will have to take place in order to utilize the site, <br />especially in terms of locating the northernmost of the two proposed buildings. <br />The feasibility of filling and grading should be subject to review and comment <br />by the City Engineer prior to further consideration of the request. <br />2. Proposed Use. As shown on the site sketches attached, the applicant proposes <br />to construct two metal buildings which would be occupied mainly by Mound Park <br />Excavating, plus potentially a local cement contractor and a general contractor. <br />07 <br />
