As a result, the applicant returned <br />to the City Council requesting that the issue be referred to Midwest Planning for evaluation. <br />Upon meeting with Mr. Meyer, it was found that he had no site plan depicting his proposal . <br />He asked that in reviewing the request, if we could also prepare graphic illustrations of <br />the proposal in addition to any recommendations we might have. Since our role in Little <br />Canada is not to act as designers for developers, the City Council was informed by us that <br />the applicant wished us to prepare a preliminary site plan. The Council members we were <br />able to contact felt that the applicant was aware that he would incur any cost associated <br />with our doing the work. The reason for bringing this matter up is that we do not wish <br />to have a recurrence of the Dr. Holmes situation. <br />The shopping center property consists of Lots 1, 2 and 3, Block 1 of J.F. Eisemenger's <br />Fourth Addition, plus the north 40 feet of the vacated Brazilian Street. The property <br />measures 175 x 146 feet and contains approximately 25,550 square feet. The existing <br />structure contains approximately 9,455 square feet, including a roofed, fenced -in area <br />used by the liquor store for storage. The building is currently occupied by a dry cleaning <br />store, convenience grocery store, shoe store, liquor store and office space (dental office <br />soon to be relocated). <br />The subject site is currently zoned B -2. Surrounding land uses and zoning are as follows: <br />North - Across Little Canada Road, apartments - zoned R -3 <br />East - Dental clinic (under construction) - zoned B -2 <br />
