Thank you for for- <br />warding a copy of the Little Canada Development Framework /Policy Plan and the <br />Planning Inventory. <br />The Little Canada Plan does not directly conflict with the Maplewood Plan. <br />There are two areas of concern - the planned industrial /business area west of the <br />Soo Line tracks and south of Highway 36, and the future connection of Beam Avenue <br />in Maplewood to the Little Canada street system. <br />We are concerned that any use allowed to develop in the above industrial/ <br />business area be compatible with the land that is planned for High Density <br />Residential south of County Road B in Maplewood. We would appreciate being <br />notified of any development proposals in this area. <br />The other area of concern is where to connect Beam Avenue from Maplewood to <br />the Little Canada street system. The Northeast Area Transportation Study and <br />the Maplewood Transportation Plan show Beam Avenue extended northwest to Labore <br />Road (see enclosed maps). The Little Canada Plan shows a road into Maplewood <br />from the County Road D /Labore Road intersection. Maplewood's concern is that <br />some connection eventually be made. The Maplewood Transportation Plan shows a <br />full interchange at Highway 61 and I -694. If this happens, the County Road D/ <br />Highway 61 intersection should be closed, because of the traffic conflict with <br />the interchange. This closing would eliminate access from the east part of <br />Little Canada to Maplewood and the Mall. While both our Plans acknowledge a <br />need to provide a new street connection, we still must come to some consensus <br />as to the specific point where such connection should be made. <br />
