MINUTES <br />City Council <br />(Cont'd.) <br />January 24, 1979 <br />Planning Mr. Licht stated that Planning District #14 is the City Center. He <br />District #14 is recommending no zoning change for this area. The Planning Commission <br />approved the Planner's recommendation. <br />Councilwoman Scalze stated that she is opposed to i3-3 zoning in this <br />area. B-3 zoning is highway commercial zoning. Scalze stated she <br />would like to see the North side of Little Canada Road downzoned. <br />Councilman Nadeau stated that if the North side of Little Canada Hoad <br />were zoned B-2, the property owner on the corner of Little Canada itoad <br />and Centerville Hoad should have the option to have his property zoned <br />B-2 also; this property is presently R -1. <br />i'rs. Scalze introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 79 -1-49 - APPROVING PLANNING DISTRICT #14 <br />OF THE COMPREHENSIVE PLAN AB PROPOSED BY THE PLANNER WITH <br />THE EXCEPTION THAT THE B-3 ZONING NORTH OF LITTLE CANADA <br />ROAD WOULD BE DESIGNATND AS H-2 ZONINU FOR LOW TRAFFIC, <br />OFFICE TYPE USES, INCLUDING THE AREA UP TO THE WATER WORKS <br />PROPERTY UPON REQUEST OF THOSE PEOPLE IN THE R-1 ZONING <br />The foregoing resolution was duly seconded by Mr. Nadeau. <br />Ayes (5) Scalze, Nadeau, DeBace, Hanson and Fahey. <br />Nayes (0). <br />Resolution declared adopted. <br />This resolution appears in Resolution Boole No. 5, Page 29. <br />Planning Mr. Licht is proposing R -3 zoning in the southeast corner of District <br />District #20 #20 and R -4 zoning in the northeast portion of the district with the <br />present R-1 zoning remaining. ThePlanning Commission endorsed this <br />recommendation. <br />Mr. William Thul appeared before the Council and requested that the <br />R-L zoning proposed for the northeast portion of District #20 be <br />downzoned to R -3. <br />Councilmembers decided that since there were very few acres which <br />could be developed in the northeast portion of District #20 that <br />perhaps a PUD zoning with a low density, residential designation would <br />be more appropriate. There are also a great deal of drainage problems <br />in this area, and the further development of apartments or a development <br />of a high density nature would only add to the problem. <br />Mr. Fahey introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 79 -1 -50 - APPROVING PLANNING DISTRICT #20 <br />AS PRESENTED BY THE PLANNER WITH THE EXCEP'T'ION THAT THE R -4 <br />AND R-3 PROPOSED 'ZONING HE CHANGED TO A PUD WITH A LOW DENSI'T'Y, <br />RESIDEN'T'IAL DESIGNATION <br />12 <br />
