For further background information see the Midwest Planning staff report <br />prepared on 6 December. <br />ISSUES AND ANALYSIS <br />Upon review of the latest site plan received from the applicant, the following issues <br />are presented: <br />1. Site Plan Accuracy. In presenting his original proposal to the Planning <br />Commission in 7 December, Dr. Holmes stated that his site plan was incorrect <br />and that he did not own all of the property shown on his drawing. The new <br />site plan shows the site correctly with one exception. Apparently the plan <br />was based on an old plat which was drawn prior to construction of County <br />Road C. A copy of the applicant's latest plan is attached (Exhibit A) along <br />with a corrected one (Exhibit B) which shows the correct property line for <br />the County Road C right -of -way, The right -of -way shortens the actual <br />property depth from 203.26 feet to 172.66 feet on the west side and from <br />141.97 feet to 134.97 feet on the east side. Also attached is a copy of <br />a survey submitted by the applicant on 29 December which shows the actual <br />dimensions of the property in question (see Exhibit C). Upon field checking <br />the site, dimensions were varified with the survey. It should be noted that <br />the reduced lot depth created by the County Road C right -of -way has some <br />impacts on the site plan which will be discussed further. <br />
