Butternut, Coon Rapids, Minnesota) is proposing to <br />develop 10, R-1 single farrrily lots west of Edgerton Street and north of Althen Avenue. <br />ANALYSIS AND EVALUATION <br />In reviewing the final plat, lot sizes conform to minimum requirements. <br />The Platting Code (1006.70) states that easements at least a total of 12 feet wide, centered <br />on rear lot lines shall be provided for utilities where necessary. This easement should be <br />shown on the final plat. The 33 foot drive easement shown on the preliminary plat will <br />apparently be nulified and any reference to it should be brought to the City Attorney. <br />The cul-de-sac diameter satisfies the requirement of 100 feet. The length of the cul- <br />de-sac is longer than recommended. However, since a roadway connection from the <br />north end of the cul-de-sac is planned, its proposed length is satisfactory. <br />The road easement shown north of the cul-de-sac on the preliminary plat should be <br />classified as a land dedication, and should be shown as such on the final plat. <br />RECOMMENDATION <br />It is our recommendation to approve the final plat subject to showing a 12 foot wide <br />easement centered on rear lot lines, and showing the land dedication area connecting <br />the cul-de-sac to the north. <br />cc: Joe Chlebeck <br />Clayton Parks <br />Don Carley <br />Larry Squires <br />Applicant <br />(758.09 - 78.02) <br />.01"■/- r"" <br />
