The entrance on the west lacks visibility from Ryan Drive <br />or Spruce Street due to its location on the curve. This is a potentially hazardous <br />situation. Also, industrial traffic should never be allowed to utilize public streets <br />for maneuvering into a given property. The importance of this factor should be <br />amplified in the analyzation of the west entrance. <br />There appears not to be enough room for safe maneuverability on the site for major <br />transport vehicles. This would indicate that the undesired utilization of public streets <br />for maneuverability would possibly occur at this site. <br />The number of required off - street loading spaces at the site is two (2). This require- <br />ment has been fulfilled, however, major transport carriers may have to unload on the <br />side of the building. The lack of on -site maneuverability may prevent convenient and <br />safe loading and unloading conditions. <br />Building height, size and setback requirements do conform to ordinance standards. <br />Utility easements are not a part of this site. <br />Minimum requirements have been fulfilled for the site. The size of the site may be <br />too small relative to the curvature of the street pattern. Access and egress to the <br />site may propose concern due to lack of visibility, particularly on the west. <br />Maneuverability on the site does not appear totally compatible for major transport <br />carriers. <br />RECOMMENDATION <br />Our recommendation is to allow one (1) entrance on the north in an effort to reduce the <br />amount of vehicular movement on the curvature of the road. The planned warehouse/ <br />office meets all setback requirements as set forth in the zoning code. However, con- <br />sidering its location on the corner of the Ryan Drive and Spruce Street, and its un- <br />favorable access areas and on -site maneuvering, it is questionable whether the site is <br />large enough for its proposed use.
