The entire industrial park is zoned 1 -2, Light <br />Industrial. <br />It should be noted that this office reviewed the original plans, and the revised <br />plans on 5 September, 1978 concerning issues not in compliance with Little <br />Canada ordinances. This report deals with the plans submitted 11 January, 1979. <br />ISSUES AND ANALYSIS <br />The proposed acre site (Lot3, Block 3, Ryan Industrial Park) is located at <br />Spruce Street and Ryan Lane. Proposed for the site is a warehouse facility <br />of 4000 square feet with adjacent office space of 640 square feet. <br />The 4,650 square foot facility is proposed to have two entrances; one from <br />Ryan Lane on the south; and one from Spruce Street on the west. All parking, <br />building height, and setback requirements appear to be adequately planned. <br />Fbwever, if the site was larger, angle parking would probably not have to <br />be utilized and there would be more rooms for moving about. Maneuverability <br />on the site appears to be adequate, but major transport carriers actually require <br />much more room. <br />All new industrial sites should have enough on- -site maneuvering space so that <br />public streets are not utilized for this purpose. <br />Other than the general size of the site, there appears to be no major deterrent <br />for permission of a building permit. Caution should be taken into account <br />regarding future approval of permits for adjacent and nearby sites so that site <br />requirements and design are coordinated with those sites already approved. <br />iiriL `J <br />
