MEMORANDUM <br />urban planning • design • market research <br />416 east hennepin avenue minneapolis <br />minnesota 55414 (612)379 -4600 <br />TO: Little Canada Planning Commission <br />FROM: Dewey Johnson <br />DATE: January 16, 1979 <br />RE: Ryan Industrial Park - Request for Building Permit <br />Lot 1, Biock 3 <br />BACKGROUND <br />Mr. Art Ryan has submitted application for a building permit for Lot 1, Block 3, <br />which is included in the Ryan Industrial Park and zoned 1 -1, Light Industrial. <br />It should be noted that in a letter to Mr. Ryan on 1 May 1978 and in our staff <br />reports of 26 May 1978 and 5 September 1978 regarding the Ryan Industrial Park <br />preliminary plat, it was emphasized that lots in the industrial park were generally <br />too small for industrial types of use. This is still a major concern which we believe <br />will continue to create problems and limit development. <br />This report deals with the plan submitted on 10 January 1979 for Lot 1, Biock 3. <br />ISSUES AND ANALYSIS <br />The subject site is planned for a 4,640 square foot warehouse and adjunct office <br />facility. Warehouse space is proposed to be 4,000 square feet (100' x 40') with two <br />overhead doors at each end. The office space is proposed to be 640 square feet, <br />located on the north side of the building. <br />The proposed placement of the structure on the site is at an obtuse angle in order <br />to meet setback requirements. No off - street parking is permitted in the area <br />(ord. 912.010 (b) ). The parking requirements for all industrial districts are two (2) <br />spaces for every three (3) employees or one (1) space for each 1,000 square feet <br />of floor area, whichever is greater (ord. 912 (k) ). Five (5) spaces have been planned <br />which is the minimum number possible for the proposed 4,000 square foot warehouse <br />and 640 square foot adjunctive office space. The size of the proposed parking spaces <br />meet minimum standards (9' x 20'). <br />
