Building Permit rn meaa'o s (612)379 -4&DD Midwest Planning has been requested to review and comment on an industrial building permit request submitted by Mr. Peter Longeslay. The information submitted consists of a rough pencil sketch of the proposed site plan. The property is located on the north side of County Road B -2 approximately midway between Rice Street and the Soo Line Railroad Tracks (see Site Location Map attached). The site is currently zoned 1 -1, Light Industrial as is the property to the east. Land west and north is taken up by State Trunk Highway 36. The information submitted thus far is not considered adequate for us to prepare on accurate evaluation of the request. However, in briefly reviewing the site sketch, certain basic issues have been raised. ISSUES AND ANALYSIS 1. Site Topography. The property in question is characterized by relatively severe topography. As such, the applicant has indicated that a considerable amount of grading and filling will have to . take place in order to utilize the site, especially in terms of locating the northernmost of the two proposed buildings. The feasibility of filling and grading should be subject to review and comment by the City Engineer prior to further consideration of the request. 2. Proposed Use. As shown on the site sketches attached, the applicant proposes to construct two metal buildings which would be occupied mainly by Mound Park Excavating, plus potentially a local cement contractor and a general contractor.
