C, St. Paul, Minnesota 55117 • 612/483 -1944 February 4, 1980 Members of City Planning Board City of Little Canada 515 Little Canada Road Little Canada, Minn. 55117 Planning Board Members: This letter is intended to be a brief explanation of the functions of my company and how that relates to our need to expand the facilities located at 70 & 80 West County Road C. Farinacci & Assoc., Inc. has been a full service communication company, operating since 1972 in Roseville and Little Canada. The Corporation has leased space from Robert and Patricia Farinacci, P & R Investments, the owners of the building located at 70 & 80 West County Road C, since March, 1977. The function of Farinacci & Assoc., Inc. is the production of all types of communications for industry, including motion pictures, slide shows, brochures, books and the general distribution of all materials produced. Photography, both motion picture and still, is the backbone of our bus- iness., And although most shooting is performed on location ( away from the office) much of it must be done in rented studio space within the Twin City area. The added cost of renting space as well as the growth of the business since 1977 are the two primary factors for seeking to expand our structure. Just a word about the other lease holders at 70 & 80 West County Road C. There are presently three insurance agencies, a newspaper route sales office and two offices for construction companies housed in the building. All are under a one year lease with one year option. Hopefully all will stay as tenants for many years. In fact, to assure a good continued rela- tionship with our present tenants, during the time of building construc- tion, we are planning to upgrade all existing space along with a new high - image look both inside and outside of the building.
