LAEiAO; <br />TO: Little Canada Planning Commission, <br />Mayor and City Council <br />FROM: Brad Nielsen <br />DATE: 4 June 1980 <br />RE: Cameron Development Company - Industrial P.U.D. <br />• <br />FILE NO: 758.09 - 80.09 <br />BACKGROUND <br />Mr. Richard Grekoff, President of Cameron Development Company, has submitted plans <br />for an industrial planned unit development for property located in the northwest quadrant <br />of the County Road B /Jackson Street intersection (see Exhibits A and B). The site contains <br />a total of 7.43 acres, upon which the applicant wishes to develop a mini - warehouse/ <br />office - warehouse complex. The proposed site plan (Exhibit C, attached) illustrates the <br />location and uses of proposed buildings, driveways, parking, etc. The applicant has <br />shown three stages of development, asking for approval of Phase One and concept approval <br />for the entire site. <br />The property is currently undeveloped (except for an advertising billboard located in the <br />northwest corner of the property) and is zoned 1 -1, Light Industrial. Surrounding uses and <br />zoning are as follows: <br />North - Highway 36 <br />West - Undeveloped, zoned 1 -1 <br />South - Two homes are located on the Little Canada side of County Road B <br />southwest of the property in question, both properties are zoned 1-1. <br />East - <br />Jackson Street right -of -way, then undeveloped, zoned 1-1.
