St. Germain St. 314 Oak Street <br />St. Cloud, Minnesota 56301 Sauk Centre, Minnesota 56378 <br />251.7751 3523664 <br />June 5, 1980 <br />RE: Lot Split - Charles Lee <br />Gentlemen: <br />We have reviewed the proposed lot split of Mr. Charles Lee. <br />Three lots are proposed, each of which is more than 1/2 acre. <br />In view of the fact that this is not a preliminary plat but is <br />being proposed as a lot split, the platting ordinance would <br />not necessarily apply. <br />First, a 60 foot street cannot be built because of the location <br />of the existing house. <br />Second, the grade of the street falls 40 feet in a distance of <br />300 feet, resulting in a grade of 13% or more. This would become <br />a very dangerous intersection with Keller Parkway. <br />We would, therefore, recommend that it be a private driveway <br />as opposed to a public street. <br />Mr. Lee came to our office a few days ago to discuss sewer service. <br />This can be accomplished by gravity into the pumping station on <br />Diana Lane which we recommend. <br />It could also be accomplished by a, small pump either collectively <br />or individually from the three proposed lots into the sewer on <br />Diana Lane. <br />Mr. Lee should obtain estimates from his engineer and surveyor <br />regarding the sewer service since it will require easements in <br />either case over land which he does not control. <br />
