ZONING CODE <br />be issued for the building of homes on groups of such lots or fractions <br />thereof as single lots providing the minimum lot width and area. <br />Building permits shall not be issued for any construction or under- <br />sized contiguous lots in single ownership. <br />(c) In residence districts there shall be no more than one (1) principal <br />building on one (1) lot. The words "principal building" shall be <br />given their common and ordinary interpretation; in case of doubt, <br />on any question of interpretation, the decision of the building <br />inspector shall be final. <br />9.13.030, ACCESSORY BUILDINGS, RESIDENTIAL DISTRICTS. <br />(a) No accessory building, other than a garage shall be located within <br />any yard other than the rear yard. 3 <br />i(b) Accessory buildings shall not exceed fifteen (15) feet in height, such <br />buildings shall conform with all of the setback regulations as set <br />forth in this Code except that garages, detached and constructed in <br />back yards may have a side yard set -back of not less than five (5) feet. <br />913.040. SET -BACK EXEMPTIONS. The following shall not be considered as encroach- <br />ments on setback requirements: <br />(a) Chimneys, flues, belt courses, leaders, sills, pilasters, lintels, <br />cornices, eaves, gutters and,the like provided they do not project <br />more than (2) feet. <br />'(b) Steps, uncovered porches or similar features provided they do not <br />extend above the height of the ground floor level of the principal <br />structure or a distance of less than (2) feet from any lot line. <br />Fences which do not exceed 32 feet in height. <br />
