NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: Little Canada Planning Commission, Mayor and City Council <br />FROM: Anne Bronken /Brad Nielsen <br />DATE: August 7, 1980 <br />RE: Taco John's - Request for Building Expansion Permit <br />FILE NO.: 758.09 (80.16) <br />BACKGROUND <br />The applicant is requesting a building permit for the expansion of the existing <br />Taco John's structure and the addition of a drive through order station. The <br />site is located at the intersection of Rice Street and Country Drive (see Site <br />Location Map, attached) and is zoned B -3 (General Business District). The <br />properties to the south and east are vacant, to the north is commercial occupied <br />by a bar, and to the west is the Little Canada /Roseville boundary. <br />ISSUES AND ANALYSIS <br />1. Building addition. The building expansion proposed will be an addition <br />of 573.75 square feet to the south side of the existing structure (see <br />Site Plan, attached). The addition will be used for sit down dining. <br />It should be noted that Rice Street is scheduled by Minnesota Department <br />of Transportation to be widened. Although the building in question <br />(including the addition) currently conforms to the 40 foot setback re- <br />quirement, this setback will be reduced, and therefore nonconforming, <br />when Rice Street is widened. However, since this is not a result of action <br />by the applicant, it is considered impractical to require the addition to <br />be setback from the existing structure, and unreasonable to require re- <br />location of the entire building. Since the front of the addition is pro- <br />posed as to be flush with the front of the existing structure, it will not <br />create an excess nonconformance after Rice Street is widened. <br />The expansion plans need to be approved by the City Building Official. <br />2. Parking. Taco John's is required by the ordinance to provide the <br />following offstreet parking spaces: <br />30 <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
