NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />T0: Little Canada Planning Commission, Mayor and City Council <br />FROM: Anne Bronken /Brad Nielsen <br />DATE: August 7, 1980 <br />RE: Cub Food Market - <br />FILE NO.: 758.09 (80.18) <br />BACKGROUND <br />The applicant has requested a building permit for the addition of a bakery <br />to the Cub Food Market located on Minnesota Avenue (see Site Location Map, <br />attached). The site in question is in a B -3 zone (General Business District). <br />ISSUES AND ANALYSIS <br />1. Building addition. The site plan submitted proposes a 3,000 square foot <br />addition to the west side of the existing Cub Food Market (see Site Plan, <br />attached). Since the B -3 zone requires no minimum side yard setback (unless <br />adjacent to a street), the expansion poses no setback problem. Plans for <br />the addition will require approval by the City Building Official. <br />2. Parking. The offstreet parking required on the site depends upon the square <br />footage of the building. The ordinance calls for one space for each 200 <br />square feet devoted to public sales and one space for each 500 square feet <br />of nonsales area. The Cub Food Market, including the addition, has 27,439.5 <br />square feet of public sales area (requiring 138 parking spaces) and 11,137 <br />square feet of nonsales area (requiring 23 spaces) creating a total need for <br />161 parking spaces. Even though some parking will be removed as a result of <br />the expansion, this need has been more than adequately served by the 189 <br />spaces on the site (not including the leased parking on the lot to the east). <br />RECOMMENDATION <br />Approval of the Cub Food Market's application for a building permit is recom- <br />mended provided the City Building Official approves the building addition. <br />cc: Joe Chlebeck <br />Larry Squire <br />Clayton Parks <br />4648 cedar lake r <br />612 - 377 -6979 <br />
