MEMORANDUM
northwest 2ssoci2ted consultEnts, inc.
FEB 11 1987
CITY OF
LITTLE CANADA
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: 10 February 1987
RE: Gordie Howe - Lakeview Estates Setback Variances
FILE NO: 758.09 - 87.05
Gordie Howe has applied for front yard setback variances for his lots along
Edgerton Street, platted as Lakeview Estates. After the plat was approved,
the County required the developer to dedicate an additional ten feet from
his property to the Edgerton Street right -of -way. Due to the topography
on the site, locating the houses further to the rear of the lot is impractical.
As a result, the proposed building locations violate front yard setbacks.
We feel the variances are justified for the following reasons:
o The County dedication requirements are a hardship placed by a governmental
unit.
o The alignment of the houses will be in conformance with other structures
along Edgerton.
e Lot sizes will still exceed ordinance requirements for R -1, non - abutting
shoreland district lots.
Therefore, we recommend approval of the front yard setback variances for Lots. 1
through 5, Block 1, Lakeview Estates.
cc: Joe Chlebeck
John Palacio
Tom Sweeney
Don Carley
Gordie Howe
page 7
4820 minncronka hk'c, Ste. 700, m!nneapOl!s, !"711`1 5H4!6 ( I2) L77'5 -94w
